These Terms of Service (“Terms”) govern your access to and use of Suble, including our website, applications, and related services (collectively, the “Platform”). By accessing or using Suble, you agree to be bound by these Terms. If you do not agree, do not use the Platform.

1. About Suble

Suble is a student-focused housing marketplace that enables users to list, discover, and request short-term housing arrangements, including subleases, room fills, and available spaces. Suble does not own, manage, inspect, or guarantee any properties listed on the Platform.

Suble is not a real estate broker, property manager, or legal advisor. Any housing agreement formed through the Platform is strictly between the involved users.

2. Eligibility

You must be at least 18 years old and legally capable of entering into binding contracts to use Suble. By using the Platform, you represent and warrant that you meet these requirements.

3. Accounts & Security

Certain features require creating an account. You agree to provide accurate, current information and to keep your login credentials secure. You are responsible for all activity that occurs under your account.

4. User Roles

Users may participate as listing creators (students, landlords, or property representatives), housing requesters, or browsers. Access to features and data may depend on your role.

5. Listings & User Content

Users may submit listings, descriptions, photos, messages, and other content (“Content”). You are solely responsible for the accuracy, legality, and completeness of your Content.

By submitting Content, you grant Suble a non-exclusive, worldwide, royalty-free license to host, display, distribute, and use such Content for operating and promoting the Platform.

Suble does not verify listings and makes no guarantees regarding availability, pricing, legality, or property condition.

6. Requests & Agreements

Submitting a housing request through Suble does not create a binding agreement unless and until it is accepted by the other party. Suble does not guarantee responses or acceptance.

Unless explicitly stated, requests cannot be canceled once submitted. Any lease, sublease, or housing agreement is solely between the users involved.

7. Fees & Payments

Suble may charge platform fees, including one-time service fees for accepted requests or optional premium features. All fees are disclosed before payment.

Payments are processed by third-party providers. Fees are non-refundable unless explicitly stated otherwise.

8. No Professional Advice

Suble does not provide legal, financial, housing, or real estate advice. You are responsible for reviewing agreements, confirming landlord approvals, and understanding applicable laws.

9. Prohibited Conduct

  • Posting false, misleading, or fraudulent listings
  • Harassing, abusing, or discriminating against others
  • Circumventing platform fees or processes
  • Scraping, reverse engineering, or interfering with the Platform
  • Using Suble for unlawful purposes

10. Termination

Suble may suspend or terminate your access at any time if you violate these Terms or misuse the Platform. You may stop using Suble at any time.

11. Disclaimers

THE PLATFORM IS PROVIDED “AS IS” AND “AS AVAILABLE.”

Suble disclaims all warranties to the maximum extent permitted by law, including warranties related to listing accuracy, availability, or user conduct.

12. Limitation of Liability

To the maximum extent permitted by law, Suble shall not be liable for disputes between users, property conditions, financial losses, personal injury, or damages arising from Platform use.

Suble’s total liability shall not exceed the amount you paid Suble in the twelve months preceding the event giving rise to the claim.

13. Indemnification

You agree to indemnify and hold harmless Suble and its affiliates from claims arising out of your use of the Platform, your Content, or your interactions and agreements with other users.

14. Changes to These Terms

Suble may update these Terms from time to time. Updates will be posted on this page, and continued use of the Platform constitutes acceptance of the updated Terms.

15. Governing Law

These Terms are governed by the laws of the United States, without regard to conflict of law principles.
